Contributions are not deductible for income tax purposes. Contributions to RPAC are voluntary and are used for political purposes. You may contribute more or less than the suggested amount. You may refuse to contribute without reprisal and the NATIONAL ASSOCIATION of REALTORS® or any of its state associations or local boards will not favor or disfavor any member because of the amount contributed. 70% of each contribution is used by your state PAC to support state and local political candidates. Until your state PAC reaches its RPAC goal 30% is sent to national RPAC to support federal candidates and is charged against your limits under 2U.S.C. 441a; after the state PAC reaches its RPAC goal it may elect to retain your entire contribution for use in supporting state and local candidates.

GREATER SPRINGFIELD BOARD OF REALTORS®

 

Do you feel like summer passed you by this year? Someone reminded me the other day that it was the first day of autumn. I remember a few seasonably hot days, a lot of rain, mowing the yard frequently, a few cookouts, and some real optimism about the direction the economy and our industry is headed as we wind down the calendar year.

Remember back in July when the Community Outreach Committee coordinated the GSBOR food drive to benefit Ozarks Food Harvest? Remember that the goal was a ton of food? Well, you helped exceed that goal, so my thanks go out to everyone who helped make it happen. Then, on top of that, Price Cutter Plus pitched in another couple of tons, to bring the total collected to more than 7,300 pounds!!! Many thanks on behalf of the GSBOR to Price Cutter Plus for their incredible donation. Ozarks Food Harvest appreciated the amazing results and the volunteer time involved.

Your RPAC Committee put on its first-ever ‘Bowling for RPAC’ event the evening of September 19 at Sunshine Lanes. The event attracted some new participation at an RPAC activity, raised some much-needed contributions, and was a success by any standard. Photos and a list of winners from the event were posted right away on www.gsbor.com. The early indications are that you can expect a 2nd Annual Bowling for RPAC in 2010.

Your Education Committee has continued to provide quality opportunities in a non-renewal year. Many of you have taken advantage of a great service your local association offers. As we approach next year’s renewal deadline, I know the CE offerings will be on the calendar, as well as other courses designed to help you succeed in your business.

October’s list of events is long. It includes the WCR Fashion Show, the RHP Auction, the Halloween Party, and flu shots; plenty of opportunities for fun, networking and charity. Enjoy the month!!!

Our MLS statistics have continued their positive trend throughout the year. Our markets continue to adjust to the realities we have faced the past several years. However, the steady increase in sales and some favorable average sales price data should offer us, and our clients and customers, some real optimism that better days are ahead of us. Let’s strive to maintain that optimism.

MLS NEWS

Broker Load will be coming soon! No definite date has been set for brokers/agents to begin inputting their own new listings and changes, but look for it to happen before the end of this year!

A lot of agents who have transferred here from another board are already used to putting their own listings on the MLS, but for those of you who have never done it, it really isn’t hard or time-consuming. You will enjoy the freedom of being able to make changes immediately, and to be able to input new listings as quickly as you get them.

Brokers will be responsible for making sure all the changes are propertyly documented and executed. This is really not any different than it has been.

Training will be provided by several vehicles, such as videos, and some personal training will be possible.

Following is the list of committees for GSBOR:

YOUR HELP IS NEEDED ON 2010 COMMITTEES

 Below is a brief synopsis of our various Board standing committees.  Please review them and see which committee can most help YOU and your Board through your service.  

APPRAISAL:  Create a good working relationship with area REALTORS® and appraisers. Make changes to MLS forms to help appraiser find data without having to disturb REALTORS®.

 AWARDS: Review, approve and verify application for the Greater Springfield Board of REALTORS® awards to be presented at a Recognition and Awards Ceremony planned by this committee.

BOARD NOMINATING: Responsible for preparing a slate of officers and directors in advance of the annual election and present the same to the staff for publication to the membership

COMMERCIAL FORMS: Review and revise on an ongoing basis the existing Board of REALTORS® and MLS forms and to develop any new forms as needed with approval of counsel and Board of Directors.

COMMUNITY OUTREACH: Serves as a catalyst to GSBOR members.  Foster unity in a purpose to develop realistic programs and productive projects to create and enforce positive public awareness of the multiple contribution’s REALTORS® make in the total like of the community.  Challenge REALTORS® to strive to attain higher professional standard of excellence and expand involvement in community leadership activities.

EDUCATION/CEPE/EQUAL OPPORTUNITY: Promotes awareness of solid education background needed for REALTORS® members; provide local educational programs with quality instructors; promotes NAR designations; and supports MAR Center for Education and Private Enterprise.  Keeps current on Fair Housing laws and encourages REALTORS® members to adopt the Fair Housing Declaration in which REALTORS® pledge to offer equal professional services without regard to race, color, religion, sex, handicap, familial status or national origin of any prospective client, customer or residents of any community.

GREEN COMMITTEE:  To facilitate information and education of green products and practices to and for our members and the public. 

GRIEVANCE: Conduct preliminary investigation and evaluation of complaints on their own merit or when filed by a Board member or the public.  Determine whether the validity and substance of the complaint warrants further consideration by a hearing before the Professional Committee.  If so, name the charges and present case to and before the Professional Committee.  Review all petitions for arbitration.

IDX/VOW:  Insure that the MLS is in compliance with NAR’s Internet Data Exchange and Virtual office Website policies and to insure that the MLS distributed database distribution is protected from internet predators.

LEGISLATIVE: Responsible for keeping up to date on national, state, and local legislation affecting real estate.  Organizes and leads appropriate Board action in combating undesirable legislation.  Studies and makes recommendations to Board of Directors on any issues concerning real estate matters.

MLS NOMINATING: Responsible for preparing a slate of officers and directors in advance of the annual election and present the same to the staff for publication to the membership. (MLS Participants Only)

PROFESSIONAL STANDARDS: Responsible for careful and fair enforcement of the Code of Ethics and Bylaws of the Board and MLS.  Conduct hearings in matter’s involving alleged ethical misconduct of Board members or to provide arbitration when requested

PROGRAM: Plans and provides quality educational programs for general membership meeting that will enhance the real estate profession. 

REALTORS® HELPING PEOPLE: To provide emergency and deferred assistance to qualify low-income homeowners for needed repairs to their properties within the City of Springfield.

 RPAC: Collect contributions for REALTORS® Political Action Committee from members of the Greater Springfield Board of REALTORS® and increases membership awareness of RPAC.  Determines the amount of eligible RPAC funds to be requested for use in local political campaigns or issues, the individuals to receive funds, and amounts each are to receive.

 STANDARD FORMS: To review and revise on an ongoing basis the existing Board of REALTORS® and MLS forms and to develop any new forms as needed with approval of counsel and Board of Directors.

TECHNOLOGY: Facilitate practical information and cutting edge management ideas to empower members to meet the challenges of changing technology.

COMMUNITY INVOLVEMENT IN 24th ANNUAL MISSOURI BUSINESS WEEK

Columbia, Mo (July 20, 2009) -Nine area students participated in the 24th annual Missouri Business Week (MBW), a unique learning experience sponsored by the Missouri Association of REALTORS® and the University of Missouri Robert J. Trulaske, Sr. College of Business . 

A five-day experience designed to introduce high school freshmen, sophomores and juniors to the real world of management and marketing , MBW’s authentic but fun approach helps participants learn how to make sound financial decisions by imitating the world of business. Aided by volunteer business leaders and professional workshop facilitators, MBW focuses on helping students learn and understand the basics of product ive teamwork, leadership styles and proper business ethics. Recommended by their teachers and school counselors , students attend MBW on sponsorships provided by Missouri’s REALTORS® and other Missouri businesses and organizations.

Students attending were Gunnar Johanson and Bryson McGuire both of Ash Grove High School; Peyton Andrews, Chasity Freeman, and Kelsey Hyde all three of Marshfield High School; Kevin Collette and Jacob Kepford both of Ozark High School; Taylor Grass of Strafford High School; and Ashley Owen of Willard High School.

Students attend on sponsorships contributed by local REALTORS® or businesses. This year’s sponsor was the Greater Springfield Board of REALTORS®.
