Differences Between IDX and VOW Web Sites

I’m sure most of you are very familiar with IDX sites and the ability to post the IDX listings on your website or your company’s website. VOWs are much different and have different rules and requirements. Some of the differences are:

IDX Website

  • Advertising other brokers’ listings with their permission
  • Broker’s websites which give the public the ability to conduct searches of on-market listings, displaying data fields approved by the MLS
  • No brokerage relationship is established
  • No registration is required

VOW (Virtual Office Website)

  • Not Advertising
  • Broker’s website through which the Broker is capable of providing real estate brokerage to consumers
  • Establishes a lawfull broker-consumer relationship where the consumer has the opportunity to search MLS data, subject to the Broker’s oversight, supervision, and accountability.
  • Everything that can be displayed in Broker’s office can be displayed on VOW (including off-market status listings)
  • The consumer is required to register.

Participants can “opt out” of IDX but not VOW. The sellers can “opt out” of both IDX and VOW.

MLS Update: What’s new in Rapattoni?

ENHANCED LISTING INPUT PLACES ADDRESS ENTRY AND MAP PIN PLACEMENT AT BEGINNING

 Rapattoni now has the address entry and map pin placement controls on the first page of the listing input form. After entering an address, agents are now prompted to verify the map pin placement for their listing right away. This enhancement puts the important steps of verifying and modifying the map pin placement at the beginning of the process of listing input. Also, the map pin placement interface has been totally redesigned and is now easier to use.

NOTE: You can not continue inputting your listing until you Calculate Map Pin Placement.

  

ALTERNATE LISTINGS: NEW FIELD

The new field for Alternate listings is located on the input form in Rapattoni MLS on the second screen just after the Tax ID field. If you indicate that the listing is an alternate listing by clicking “Yes’, the field for the Master Listing # will pop up and be required.You need do nothing to indicate if the listing is a Master Listing. Unless a listing is marked that it is an Alternate Listing, it will be assumed to be a Master Listing.This field will be available going forward from the June 2, 2010 date. Previous listings may be edited to be changed to indicate they are alternates by the listing agent.

The Agent Detail report will have the following new fields displaying:
Alternate Listing Yes
Master Listing # 110000

The Client Detail report will only display the following:
Master Listing # 110000

Deepest Sympathies…

Patricia Reith, mother to Steve Reith and Laura Uzell (Battlecreek Properties) passed away Thursday, May 13th.  Visitation will be held May17th at 6:30pm in Gorman-Scharpf Brentwood Chapel. Funeral mass will be held at 10:00am on May 18th in Immaculate Conception church with private burial.

MLS Update

The MLS is for more than just listings; it is a tool that is often not used to full capacity by its members. The MLS can be used to provide CMAs for clients, do prospecting and reverse prospecting, create custom reports, manage clients and provide statistics, to name a few of the functions.

The association uses the broadcast notices to provide updates and information to the membership. Be sure to read the notices because since the advent of the Internet, the use of direct mail has been discontinued. Newer technology has enabled the association to become more “paperless” than ever before.

Our MLS vendor, Rapattoni, provides on-line training in the form of short videos, and printable documentation. The MLS Service also provides a free quarterly training class  taught by a fellow REALTOR, Scott Rose, who is very knowledgeable about the programs.

RECENT UPDATES TO THE MLS SYSTEM:

  • New field to show if property is bank owned – searchable by agents only
  • New status for “Pending Short Sale” listings
  • New subdivision search which enforces accurate zone placement on listings
  • New “Show-Me” training videos
  • New & Improved Map Placement features to simplify mapping listings
  • New “Report Violations” button to enable agents to report possible errors or violations
  • New auto-complete feature for entering new listings

Jenifer Grove Earns NAR Short Sales and Foreclosure Certification

Buyers and Sellers Benefit from REALTOR® Expertise in Distressed Sales

Jenifer Grove with Kennemer Realty has earned the nationally recognized Short Sales and Foreclosure Resource certification. The National Association of REALTORS® offers the SFR certification to REALTORS® who want to help both buyers and sellers navigate these complicated transactions, as demand for professional expertise with distressed sales grows.

According to a recent NAR survey, nearly one-third of all existing homes sold recently were either short sales or foreclosures.  For many real estate professionals, short sales and foreclosures are the new “traditional” transaction.  REALTORS® who have earned the SFR certification know how to help sellers maneuver the complexities of short sales as well as help buyers pursue short sale and foreclosure opportunities. 

“As leading advocates for homeownership, REALTORS® believe that any family that loses its home to foreclosure is one family too many, but unfortunately, there are situations in which people just cannot afford to keep their homes, and a foreclosure or a short sale results,” said 2009 NAR President Charles McMillan, a broker with Coldwell Banker Residential Brokerage in Dallas-Fort Worth. “Foreclosures and short sales can offer opportunities for home buyers and benefit the larger community, as well, but it’s extremely important to have the help of a real estate professional like a REALTOR® who has earned the SFR certification for these kinds of purchases.” 

The certification program includes training on how to qualify sellers for short sales, negotiate with lenders, protect buyers, and limit risk, and provides resources to help REALTORS® stay current on national and state-specific information as the market for these distressed properties evolves.
